Monitoring for London projects

Around half of our London monitoring is residential: basements, underpinning and extensions next to occupied homes, usually under a party wall award. The other half is commercial: demolition, new build and refurbishment schemes beside offices, shops and public buildings, where the structural engineer or main contractor needs a record of how neighbouring structures behave.

London sites are tight. Targets often go on party walls, neighbouring facades and boundary walls, with the instrument set up on a pavement or in a lightwell. We plan the control network so it stays outside the zone of influence and can still be reached when hoardings, scaffolds and skips move around the site.

What a London monitoring job looks like

  • Setup and baseline. Targets, prisms, crack studs or sensors are fixed in agreed positions and the baseline readings are taken on the same day. Setup takes about six hours on site for most jobs.
  • Routine visits. Usually one to three hours on site, weekly through excavation, piling and underpinning, then less often as the works settle down.
  • Reports. A PDF report within 24 hours of every visit, comparing each target with the previous reading and the baseline, ready for the party wall surveyor or engineer.
  • Automated monitoring. Tilt and vibration sensors and automated total stations report to our in-house dashboard, with SMS and email alerts if a trigger is breached.
  • Close out. Targets and sensors are removed when the works are finished.

Structural monitoring in London: common questions

Do you cover all of London?

Yes. We work in every London borough, inner and outer, from our base in Leigh-on-Sea. Central London is about 45 minutes by train, so routine visits are easy to keep to schedule.

How much does structural monitoring cost in London?

Setup, including the baseline readings, is usually £600 to £1,200. Each monitoring visit, including the report, is usually £200 to £400, and automated sensors are about £30 per sensor per week. Prices exclude VAT. See our structural monitoring cost guide for worked examples.

Can you put targets on my neighbour's building?

Yes, with the owner's agreement. On party wall works, access for monitoring is usually covered in the party wall award, so agree it with the surveyors before works start.

We quote within one working day. Setup takes about six hours on site for most jobs, and the baseline readings are taken at the same time, so monitoring is in place before works begin.
