As-built surveys
A record of what has actually been built, captured by laser scan and compared with the design, so deviations are found before they become rework and handover information is accurate.
What an as-built survey is for
Buildings rarely end up exactly as drawn. An as-built survey records what was actually constructed, so deviations are spotted while they can still be fixed and the handover information matches the building the client is taking on.

Verification during construction
Scanning at key stages, before ceilings close, before screeds go down, before cladding hides the frame, gives the contractor an accurate record and lets follow-on trades start with confidence. Comparing the scan with the design model shows deviations as colour maps that anyone on the team can read.
Deviation reporting is often combined with level monitoring, for example surveying warehouse and industrial floors for flatness before racking or machinery goes in.
Handover and facilities management
At completion, the scan data becomes as-built drawings or an updated BIM model that the facilities team can rely on for years.
How it works
Agree the check
Decide what to verify (structure, services, finishes) and the tolerances that matter.
Scan
We scan at the agreed stage, often before services are boxed in or slabs are covered.
Compare and report
The scan is compared with the design, and deviations are reported with clear visual outputs.
Who we work with
Main contractors
Verification before follow-on trades start, and accurate handover records.
Clients and project managers
Evidence that the building matches the design.
Facilities managers
As-built drawings and models that reflect the finished building.

Having worked with THS for several years now, each project is treated with high professionalism every time. We would highly recommend their team.
★★★★★
We was looking for a local company to survey our setting out on our new build project and came across THS, We are VERY happy with the service they provided, Tom visited the site and was very helpful and professional. providing a detailed description and was very thorough. we will defiantly be using THS in the near future.

I was impressed by THS Concepts topographical survey services' professionalism and accuracy. They were efficient and reasonably priced. I highly recommend them.
As-built surveys: common questions
What is the difference between an as-built survey and a measured survey?
They overlap. A measured survey records an existing building for design. An as-built survey records new or altered work, often to check it against the design. Our as-built survey guide covers the differences.
When should the scan happen?
Before anything is hidden. Scanning services before ceilings close, or slabs before screeds, gives a permanent record of what is behind the finishes.
Can you compare against our Revit model?
Yes. We compare the scan with your model and report deviations as colour maps and schedules.
