The brief

The managing agent and freeholder needed to know whether the building is a higher-risk building under the Building Safety Act. That turns on two things: whether it is at least 18 metres tall, and whether it has at least seven storeys.

How we surveyed it

We measured the height with a laser distance meter, working up through the internal stairwell to record each floor level, and related those levels to the ground at the point the regulations require.

Site challenges

The building sits close to the 18 metre threshold, so there was little margin for error. The basement also needed careful thought, because how it relates to the ground level outside affects both the measured height and the storey count. We worked through it against the regulations rather than taking a quick reading from the street.

What the client received

A building height report setting out the measured height, the storey count and how each figure was arrived at, so the client could register or rule out the building with confidence.
