TERMS AND CONDITIONS

Standard Finance Terms and Details

1 – All quotes are valid for a maximum of 30 days, following this period costs may increase/decrease.

2 – Following the issue of drawings/survey results payments are to be strictly within 30 days of the invoice date for commercial clients and 14 days for domestic customers. We reserve the right to charge statutory interest on all debts that exceed our invoice due date. This is currently set by the Government at 8% + the Bank of England base rate on a per annum basis. In addition, we also reserve the right to charge debt recovery costs as set out by Government guidelines.

3 – The invoice payer (company or individual) must contact us with their details and acceptance of this quote prior to commencement. If this is not the case the initial contact will be liable to settle the invoice in full.

4 – Surveys that are cancelled by the client within 48 hours of our scheduled arrival will be subject to a 15% fee of the full quote cost.

5 – THS Concepts are a VAT registered company (VAT No: 216 9901 94 )

Measured Surveys

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – Surveys are undertaken to RICS accuracy banding E. Areas that cannot be seen (e.g. party wall thickness) will be assumed. If we cannot access areas of the building due to locked doors we will inform the client for further guidance.

3 – All survey work will be subject to safe access. Areas that do not have sufficient access may not be surveyed. This includes lofts without safe ladder access and boarding, basements without adequate lighting, at height without guardrails etc.

4 – We will give the client an indication of how long the survey will take, if we are asked to leave prior to this we may need to add costs to return to the site.

5 – Our standard service picks up the following information, room dimensions, door and window locations, window and cill heights, room heights, bulkhead locations, major changes in levels, skylights, loft hatch location, stair locations, kitchenware, sanitary ware. If there is anything you would like us to additionally pick up please let us know as we may need to requote.

6 – Our Surveyors will not undertake any site clearance, so areas of dense undergrowth, debris or storage will not be moved and will be drawn in outline only.

7 – All room layouts will be measured approximately 1m above ground level.

8 – Roof plans and heights will be measured as accurately as possible, however, due to access some elements may be assumed.

9 – THS Concepts cannot advise on any structural aspect of a building. Any structural information recorded is to be checked by third party Engineers for suitability.

10 – If you suspect THS Concepts has recorded and presented an incorrect measurement please let us know prior to works taking place.

11 – For adverse weather conditions such as high winds, heavy rain, snow or thunderstorms, we reserve the right to reschedule the survey date for the client free of charge. Working outdoors in adverse weather conditions can cause damage to equipment and survey inaccuracies.

12 – If you aren’t satisfied with our drawing/survey work please notify us within 30 days of receiving the drawings, please note we cannot issue a full refund after this time has elapsed.

Lease Plan Survey & Drawings

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – All survey work will be subject to safe access. Areas that do not have sufficient access may not be surveyed. This includes lofts without safe ladder access and boarding, basements without adequate lighting, at height without guardrails etc.

3 – We will give the client an indication of how long the survey will take, if we are asked to leave prior to this we may need to add costs to return to site.

4 – Our Surveyors will not undertake any site clearance, so areas of dense undergrowth, debris or storage will not be moved and will be drawn in outline only.

5 – All room layouts will be measured approximately 1m above ground level.

6 – We are not responsible for sending drawings to Land Registry office.

7 – A final check by the client will be required to ensure the lease plan matches the information on the title deeds for the property in question.

8 – Please note that provisional / suggested time frames are based on typical survey / draughting times. In some instances we may exceed our provisional return date – we will notify you if this is the case.

9 – If you aren’t satisfied with our drawing / survey work please notify us within 30 days of receiving the drawings, please note we cannot issue a full refund after this time has elapsed.

Monitoring Surveys

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – All survey work will be subject to safe access to the site, we cannot climb over fences, work at height without suitable PPE etc.

3 – We will give the client an indication of how long the survey will take, if we are asked to leave prior to this we may need to add costs to return to the site.

4 – THS Concepts cannot advise on any structural aspect of a building. Any structural information recorded is to be checked by third party Engineers for suitability.

5 – If you suspect THS Concepts has recorded and presented an incorrect measurement please let us know prior to works taking place.

6 – During the monitoring period THS Concepts will return to the site at the clients requested survey interval. We will use setting out points (nails and targets) set at a practical but suitable distance from the works as our reference stations.

7 – THS Concepts will discuss with the client beforehand on fixing techniques for the monitoring targets. We cannot be held responsible for damage as a result of installation or removal of targets from the walls.

8 – THS Concepts will require clear access to the targets throughout the work phase. If clear access is an issue we reserve the right to add additional costs as it may take more time to survey in positions.

9 – The client is to provide safe access to points beyond ground level, this can be in the form of scaffolding, access ladders, elevated platforms etc. If you need THS Concepts to arrange this please let us know at the quote stage.

Setting Out Works

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – All survey work will be subject to safe access to the site, we cannot climb over fences, work at height without suitable PPE etc.

3 – We will give the client an indication of how long the survey will take, if we are asked to leave prior to this we may need to add costs to return to the site.

4 – Our Surveyors will not undertake any site clearance, so areas of dense undergrowth, debris or storage will not be moved and will be drawn in outline only.

5 – If you need us to work on a local or national grid please let us know so as we can prepare the relevant equipment.

6 – Unless the client has stated, we will use existing setting out points provided by the client in drawings that have been sent to us. Please state if this is not the case.
7 – THS Concepts cannot advise on any structural aspect of a building. Any structural information recorded is to be checked by third party Engineers for suitability.

8 – If you suspect THS Concepts has recorded and presented an incorrect measurement please let us know prior to works taking place.

10 – Our setting out surveys are typically undertaken to tolerances of 5 mm in plan and height on solid surfaces. For softer surfaces such as grass, gravel etc this would be 10 mm in plan and 10 mm in height. Please note that we cannot be held responsible for setting out points when we are not on site as these can be moved by site workers, animals, weather etc.

11 – Please note that provisional / suggested time frames are based on typical survey/draughting times. In some instances we may exceed our provisional return date – we will notify you if this is the case.

Topographical / Level Surveys

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – All survey work will be subject to safe access to site, we cannot climb over fences, work at height without suitable PPE etc.

3 – We will give the client an indication of how long the survey will take, if we are asked to leave prior to this we may need to add costs to return to site.

4 – Our Surveyors will not undertake any site clearance, so areas of dense undergrowth, debris or storage will not be moved and will be drawn in outline only.

5 – We will attempt to survey and position all visible inspection/service covers on site. If requested in the job specification we will attempt to lift and record the invert levels. We may not be able to provide this is the lid cannot be physically lifted, is obstructed, is damaged, or requires specialist equipment to lift. Please note that we don’t lift inspection chambers on the public highway.

7 – THS Concepts cannot advise on any structural aspect of a building. Any structural information recorded is to be checked by third party Engineers for suitability.

13 – Unless outlined in our either our quote or an attached specification sheet we shall pick up the following items:

Building Eaves Heights / Building Footprints / Building Remains. / Building Ridge Heights / Changes in Surfaces / Drainage Locations / Gullies / Inspection Covers / Embankments Top and Bottom / Finished Ground Floor Levels / Footpaths / Overhead Cables / Permanent Structures / Pipes Including RWPs, SVP’s, SWP etc. / Planting Areas / Poles (Telephone, Power, Pylons ETC) /Road Channels (Top / Bottom of Kerbs) / Service Covers (BT, COMMS ETC) / Tree Groups / Tree Spread / Trees > 0.20 m Diameter. / Vegetation Outline / Visible Fence Lines Including Hedges. / Water Courses & Levels (Lakes, Rivers, Streams etc).

– Survey positions and levels will be undertaken to Ordnance Survey (OS) coordinate system OSGB36.

– A minimum of 3 permanent control stations will be left around the site.

Boundary Surveys

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – All survey work will be subject to safe access to the site, we cannot climb over fences, work at height without suitable PPE etc.

3 – We will give the client an indication of how long the survey will take, if we are asked to leave prior to this we may need to add costs to return to site.

4 – Our Surveyors will not undertake any site clearance, so areas of dense undergrowth, debris or storage will not be moved and will be drawn in outline only.

5 – We can only survey in fixed fence post positions, we cannot indicate accurate fence line locations from vegetation such as hedge lines or trees.

6 – We will align our boundary surveys to the Ordnance Survey Grid (OSGB36).

7 – We will pick up building locations to assist in locating details on the plans.

General CAD Works

1 – All relevant information including specification, brief, photographs are to be sent prior to works commencing.

2 – Additional works not stated in the details section may incur additional charges, THS Concepts to agree with the client.

3 – We cannot be held responsible for damage / incorrect information as a result of instructions from the client.

4 – Please note that provisional / suggested time frames are based on typical survey/draughting times. In some instances we may exceed our provisional return date – we will notify you if this is the case.
