FAQ's - Building Height Survey

If your building is anywhere near the 11-metre or 18-metre thresholds set out in the Building Safety Act 2022, you need a measured survey to confirm its classification. Estimating from drawings or counting storeys is not sufficient. The Act requires measurement from the lowest external ground level adjacent to the building to the finished floor of the highest occupied storey.

Our standard method uses a Leica Disto laser measurer to capture levels at the lowest external ground point and the finished floor level of the top occupied storey, working up an internal stairwell where access allows. The two measurements are then differenced to give the building height as defined under Section 117 of the Building Safety Act 2022. The Building Safety Act 2022 is UK legislation introduced after Grenfell to define safety responsibilities for residential buildings above certain heights. It creates two key categories: Relevant Buildings (11 metres or more, or at least 5 storeys, with at least 2 dwellings) and Higher-Risk Buildings (18 metres or more, or 7 or more storeys, with at least 2 residential units). Where internal access isn’t practical, we can undertake external-only surveys using laser and total station equipment, with the trade-off being slightly reduced accuracy on the storey-by-storey breakdown.
