What Is BIM Modelling?

Building Information Modelling (BIM) is the process of creating a 3D digital representation of the physical and functional characteristics of a building. It combines geometry with data, enabling better decision-making across the project lifecycle.

Unlike traditional 2D CAD drawings, BIM models can include:

  • Detailed object geometry

  • Construction sequencing

  • Material specifications

  • Cost estimation data

  • Maintenance and asset information

BIM allows for improved project coordination, reduced errors, clash detection, and easier modifications during both design and construction phases.

Our BIM Modelling Services

At THS Concepts, we offer a full suite of BIM modelling solutions:

  • Scan to BIM (Point Cloud to BIM): Using 3D laser scan data to create accurate Revit / IFC models.

  • LOD 100 to 400: Flexible modelling depending on the level of detail required, from basic massing to full construction detail.

  • Architectural Models: Walls, floors, roofs, doors, windows, and other architectural features.

  • Structural Models: Columns, beams, slabs, and load-bearing components.

  • MEP Coordination (on request): Space allocation for mechanical, electrical, and plumbing services.

  • COBie and Asset Data: Inclusion of structured data for facility management and handover.

  • Format Options: Delivery in .rvt, .ifc or other formats compatible with your software.

FAQ's - BIM Modelling Services

We follow a structured process to ensure the highest quality output:

  1. Initial Briefing: We discuss the scope, required level of detail, intended software use, and timescales with you.

  2. Site Survey & Scanning: Our team uses high-resolution 3D laser scanners to collect precise data, including interior and exterior features.

  3. Point Cloud Registration: Multiple scans are aligned and merged into a single, georeferenced (when requested) point cloud.

  4. Model Development: Our technicians build the BIM model within Revit or similar platforms, referencing the scan data throughout.

  5. Quality Assurance: Models are checked against the point cloud and reviewed internally before delivery.

  6. Client Review & Final Delivery: We walk you through the model, allow for any final adjustments, and deliver it in your chosen format.

Our BIM models are used by a variety of professionals and organisations, including:

  • Architects looking for an accurate starting point for design and planning.

  • Structural Engineers requiring data-rich models for load calculations.

  • Developers coordinating teams across large residential and commercial sites.

  • Contractors using the model for setting out and construction sequencing.

  • Heritage Consultants documenting and planning sensitive refurbishment work.

  • Facility Managers who benefit from embedded asset and maintenance data.

  • Precision as Standard: Our surveyors use industry-leading laser scanners and software.

  • Speed & Efficiency: Clear timelines and fast delivery without compromising on quality.

  • Experience You Can Trust: Over a decade working on architectural and construction projects.

  • Friendly, UK-Based Team: We’re easy to get hold of, responsive and focused on delivering for your needs.

  • Flexible Outputs: Models can be customised to your software and project requirements.

  • Sustainability Focused: We avoid unnecessary site revisits by getting it right first time.

We primarily use Autodesk Revit for model creation. To process and manage point cloud data, we use Leica Cyclone and CloudCompare, ensuring accurate registration and a smooth transition into the modelling stage.

Turnaround is typically 1–2 weeks from the site survey date. Larger or more complex properties may take slightly longer — we’ll always confirm expected delivery time during the briefing stage.

Yes. Our models can include interior layouts, such as walls, stairs, fixtures and fittings, as well as external features, including façades, roofs, and surrounding site context where needed.

We offer models ranging from LOD 100 (basic massing) to LOD 400 (detailed construction elements), depending on your project’s requirements. For example:

  • LOD 200: Walls, doors, windows, rooflines

  • LOD 300: Accurate dimensions and relationships between elements

  • LOD 400: Fabrication-level detail suitable for construction

Yes, we can build a model from your existing plans. However, for accuracy — especially with older or altered buildings — we strongly recommend a site-based 3D laser scan.

Not necessarily, but BIM adds value. From one model, we can produce accurate 2D floor plans, elevations, and sections, ensuring consistency and reducing drafting errors. It’s also a future-proof option if you need 3D later.

Yes. We can scan your site and overlay new point cloud data onto an existing model. This is ideal for capturing post-build changes, renovations, or ongoing project phases.

We most commonly provide .rvt (Revit) and .ifc files. We can also output in .dwg, .pdf, and other formats compatible with your design or project management software.

Costs vary depending on property size, level of detail required, and whether a site scan is needed. Please contact us for a tailored quote based on your specific project brief.
