Why Having a Floor Plan Can Sell a Home

Article By: Tom Ayre, Director

Floor plan drawings are an excellent way to demonstrate the size, layout and feel of a property. A floor plan is a simple way of illustrating to a potential buyer what they could be buying.

Why you should use a floor plan to market a property

A floor plan illustrates the extent and size of the property, offering an accurate idea of its layout. According to RightMove, a third of buyers are less likely to enquire about a property if it has no floor plan. Give your potential buyers all the information you would want when looking to buy a property!

Detailed floor plans can save time and effort; if a buyer would never look at a property in person once they’d seen its plans, then you’re wasting your own time by showing them around while they decide it’s not for them.

A floor plan shows the true specifications of a property. Once beds, cupboards and other large items have been removed, the “true” size of a room is often quite different to the size it feels like with all its furniture.

What should a floor plan include to entice buyers?

Correct measurements are a crucial element of a floor plan as they show the exact size and area of a room. This will help potential buyers visualise the size and feel of the property before they’ve even set foot in it.

Room Labels

Knowing the kitchen from the dining room and the en-suite from the master bedroom a bedroom is essential.  Make sure your rooms are labeled correctly and perhaps consider adding symbols for permanent items such as toilets, sinks, stoves, etc.

Don’t Forget the Garden!

Make sure the garden is on your plan! Buyers love to see what their money will buy and this includes the garden.

Employing the services of a professional survey company will take the pressure off you doing it yourself alongside everything else you have to get done when selling a property, and will ensure that all the important details are included. If we can help, let us know!
